Dirtmarket Project Manager Job Description
We are seeking a highly skilled and organized Project Manager to lead and oversee construction projects from initiation to completion. The ideal candidate will have a proven track record of managing budgets, schedules, and teams to ensure successful project delivery within scope, on time, and under budget. The Project Manager will be a critical point of contact for clients, contractors, and team members, ensuring clear communication and efficient execution throughout all project phases.
Key Responsibilities:
Planning and Preparation
• Review project plans, specifications, standard specifications, and soil reports.
• Reviewing existing background data, including Geotechnical reports, Phase 1 and Phase 2 Environmental Site Assessments, Existing Analytical Data, Sample Maps, construction drawings, and cut/fill drawings.
• Analyze project estimates and develop comprehensive project budgets.
• Create and issue purchase orders and subcontract agreements.
• Conduct pre-construction reviews, including video and photographic documentation of site conditions.
• Prepare and update project schedules, ensuring alignment with goals and requirements.
• Develop necessary plans (e.g., SWPPP, traffic, grading, JHA,MOP).
Coordination and Communication
• Collaborate with superintendents to develop cost production plans and coordinate material and scheduling needs.
• Schedule and facilitate project kick-off meetings with relevant stakeholders.
• Distribute plans and specifications to subcontractors and ensure all parties understand project scope, schedules, and production targets.
• Attend weekly site meetings and maintain consistent communication with all project participants.
Execution and Oversight
• Prepare and log project submittals, RFIs, and correspondence.
• Monitor and analyze project progress against schedules and budgets, identifying deviations and implementing corrective actions.
• Ensure compliance with project specifications, including field inspections and adherence to as-built requirements.
• Track labor, equipment, and material usage for regular reporting and cost management.
Documentation and Reporting
• Maintain detailed project records, including timecards, cost codes, and production reports.
• Negotiate and track costs for extra work, change orders, and back charges.
• Prepare and submit project progress payments and cost-to-complete reports.
• Oversee project close-out processes, including submission of as-built drawings, warranty letters, and O&M manuals.
Compliance and Leadership
• Ensure that all project activities comply with company policies and industry regulations.
• Promote a collaborative, team-oriented environment, fostering strong relationships with clients, subcontractors, and internal teams.
• Address challenges promptly and professionally to maintain project momentum and client satisfaction.
Qualifications:
• Strong understanding of construction management principles, project scheduling, and budgeting.
• Exceptional organizational, analytical, and problem-solving skills.
• Proficiency in relevant software tools, such as HCSS Heavy Jobs, for cost tracking and analysis.
• Excellent written and verbal communication skills.
• Ability to adapt to dynamic project requirements and perform effectively under pressure.
Preferred Experience:
• Previous experience managing earthwork / general engineering construction projects of various scales.
• Familiarity with SWPPP, JHA, and MOP development and implementation.
• Proven ability to negotiate and manage subcontractor agreements and change orders.
